The average sale price for single-family residential homes in the Richmond metro ended October 2021 at $382,651, a year-to-year increase of 5.9%.

There were 1,334 properties sold during the month of October, a drop of 9.1% compared to the previous October.

A total of 1,384 single-family properties went under contract in the Richmond metro area, a year-to-year increase of 1.2%

There were 1,332 new single-family home listings offered for sale during October, a drop of 18.7% compared to the previous October. New listing activity is down compared to one year ago, dropping from 15,743 to 15,289 at the end of last month.

Homes in Chesterfield, Hanover, Henrico, and Richmond City are on the market for an average of 14 days before being sold, and sellers are getting 102.3% of their asking price for their homes at closing.

At the end of October 2021, the average sale price for condos in Chesterfield, Hanover, Henrico, and Richmond City counties was $306,400, a year-to-year increase of 5.9%Condo average sale prices for the year are also higher than this time last year, up 8.6% from $276,743 to $300,617.

There were 247 condos sold in the Richmond metro last month, a drop of 14.2% compared to the previous October.

A total of 307 condos went under contract during October, which is a year-to-year increase of 30.1%.

There were 284 new condo listings to hit the market in October, a year-to-year increase of 9.2%. Total inventory for condos at the end of last month was 278 condo properties available to buyers.

Sellers of condos in Chesterfield, Hanover, Henrico, and Richmond City are getting 101.3% of their asking price at closing, which is up 1.4% compared to the previous October.

At the end of October, condo properties in the Richmond metro area were on the market for an average of 15 days before being sold.
