πŸ“Š Chesterfield County Housing Stats

The median sale price for homes in Chesterfield County going into November 2019 was $265,588 a slight increase of 0.6% from September. The median sale price is 2.8% higher compared to this time last year.

The average sale price for attached single-family homes in Chesterfield County for the month ending October 2019 was $244,664; this is up 8.65% compared to one year ago. There was a total of 81 attached units sold last month, up a significant 113.16%, from 38 during October 2018.

The average sale price for detached single-family homes heading into the Holiday season was $303,500; up slightly from 0.8% compared to one year ago. A total of 452 detached units sold in October 2019, slightly higher than the 448 sold during this time 12 months ago.

There were 26 condo sales in October 2019, up from 20 one year ago. The average condo sale price during this time was $245,360, an increase of 7.83% from $227,548 in October 2019.

 

🏘 Chesterfield Detached Housing Statistics

Taking a look at the detached housing stats, there was a total of 11 two-bedroom or less homes sold. This is an increase from one year ago of four detached homes sold.Β The average sale price for two-bedroom detached homes was $150,673, only slightly higher than the $150,625 average price during October 2018.

During October 2019 there were a total of 166 three-bedroom detached homes sold for an average sale price of $233,157; up 6.34% from $219,249 one year ago. The $200-299,000 price range had the highest number sold with 90. The next price range with the most activity was the $150-199,000 price range with 47 detached three-bedroom homes sold, and the $300-399,000 bracket had 17 sold.

In the four-bedroom or more detached housing market in Chesterfield County, there were 275 homes sold, up only slightly from 273 12 months ago. The average sale price for four-bedroom or more homes during October 2019 was $352,252; down slightly from $354, 572 one year ago.

There was quite a bit of activity in the four-bedroom detached housing area. There were 98 homes sold in the $200-299,000 price range, 95 in the $300-399,000 column. The next highest pricing bracket was the $400-499,000 price, with a total of 33 detached units sold. There were 33 detached homes sold for $500,000 and higher, and a total of 15 detached units sold for $199,000 or less.

🏘 Chesterfield Attached Housing Statistics

During October 2019 in Chesterfield County there were a total of nine two-bedroom or less attached homes sold. A total of five sold for $199,000 or less and a total of four sold for $200,000 or higher. The average sale price of two-bedroom homes was $223,270, up from $171,834 one year ago.

There was a total of 42 attached three-bedroom homes sold in Chesterfield County, for an average sale price of $247,416, up 6.33% from $2332,676 12 months ago. The $200-299,000 price range had the highest number of sales with 24, and the next highest price range was $300-399,000 with 17. There were 11 attached homes sold for $199,000 or less during October 2019.

In Chesterfield County during October 2019 a total of 4 four-bedroom or more attached homes sold. The four-bedroom or more homes sold for an average sale price of $259,375, a decrease from the prior year of 1.46% from $263,225.

In Henrico County, the median sale price for homes is $255,000, down 1.9% from the September median of $260,000; however, this is up 3.2%, from $247,000, compared to one year ago.

The average sales price for attached single-family homes in Henrico County during October 2019 was $287,629; up 7.76% from $266,928 one year ago. A total of 96 attached units sold, down from 105 compared to this time last year.

The average sale price for detached single-family homes during this time was $298,644, up 1.66% from $293,767 12 months ago. There were 325 detached units sold in October 2019, up 2.85% from 316 during October 2018.

Opening the door to the condo sales numbers, there were 37 condos sold in October 2019 for an average sale price of $270, 786, up 14.18% from $237,162 during October 2018.

 

🏘 Henrico County Detached Homes Statistics

In Henrico County last month there were 10 two-bedroom or less detached homes sold for an average sale price of $140,300, down 4.84% from $147,442 one year ago. There were seven detached units sold for $100-150,000, two sold for $150,000 or higher, and one sold for $50,000 or less.

The three-bedroom detached home sale average during October 2019 was $227,137, up 0.24% from $226,584 one year ago. A total of 161 three-bedroom units sold compared to 149 last year. There were 78 sold in the $200-299,000 price range, 43 sold in the $150-199,000 bracket, 21 sold for $300,000 or higher, and 19 sold for $149,000 or less.

In the four-bedroom detached housing market, the average sale price was $383,684, up only 1.34% from $378,626 one year ago. A total of 154 four-bedroom or more homes sold, higher than the 149 sold during October 2018. There were 48 units selling for $200-299,000, 43 homes sold in the $300-399,000 price range, and 24 selling in between $400-499,000. Approximately 24 homes sold for $500,000 or higher, and 15 four-bedroom homes sold for $150,000 or less.

🏘 Henrico County Attached Home Statistics

For the month ending October 2019 there were a total of nine two-bedroom or less attached homes sold, for an average sale price of $203,236, this is a decrease from the average sale price of $251,685 one year ago. A total of five two-bedroom homes in the $150-199,000 price range, three sold for $200,000 or higher, and one unit sold for $149,000.

The attached three-bedroom home sale average for October 2019 in Henrico County was $299,723, up 10.0% from $272,474 one year ago. The $300-399,000 price range had a total of 15 homes sold; the $200-299,000 price point was the next highest with 14 homes sold. There were a total of seven homes selling for $400,000 or higher, and nine attached homes sold for $199,000 or less.

There was a total of 5 four-bedroom or more attached homes sold in October 2019, the same number was sold during October 2018. Two homes were sold in the $200-299,000 price range, one in the $300-399,000 bracket, and two sold for $600,000 or higher.

Buyers searching for homes this holiday season will find a mixed bag of prices and inventory. Heading into the winter, there may be less inventory on the market, depending on your budget.
