The median sold price for homes in Chesterfield County for March 2019 was $259,000, up 5.7% from February’s median of $245,000, and an increase of only 1.6% from March 2018.

There was a total of 1,043 active listings on the market in Chesterfield County during March 2019, up from 990 in February 2019, and up from 1,005 compared to March 2018.

There were a total of 860 new listings that hit the market in March 2019, 42.6% more than during February 2019.

There were 699 new pending sales in March 2019, up from 26.4% during February 2019, and down 7.7% compared March 2018.

There were 528 closed sales during March 2019, up 54.8% from February 2019, and slightly higher than March 2018’s 510 closed sales.

In Chesterfield County, homes were on the market for an average of 39 days, an increase in average from the 52 days on the market in February 2019.

Sellers were getting an average 99.2% of their sold price compared to list price, this is an increase from 98.5% from February 2019, and only .01% lower than the March average sale to list price of 99.3%.

The median sold price for homes in Henrico County for March 2019 was $262,500, 10.8% higher from the February median sold price of $236,850, and 7.8% higher than the March 2018 median of $243,500.

During March 2019, there was a total of 593 active listings, up 1 from February 2019, and up from 580 in March 2018.

There were a total of 598 new listings to hit the market in March 2019, up 40.0% from February 2019, and a decrease of 0.5% compared to March 2018.

During March 2019 there was 582 pending sales, an increase of 32.0% from February 2019’s 441 pending sales, and increasing 10.9% from March 2018.

A total of 384 closings took place in March 2019, up from 277 during February 2019, and a slight increase of 4.9% when compared to March 2018’s number of 366 closings.

The average days on the market for homes in Henrico County during March was 40 days, no change from February, and higher than the March 2018 days on the market average of 35 days.

During March 2019, sellers average sale to list price was 98.7%, an increase from February’s sale to list price ratio of 97.3%, and lower than last year’s March 2018 sale to list price ratio of 99.3%.

During March 2019, there was 52 attached units of 3-bedrooms sold for an average sale price of $288,926. This price is up 21.27% when compared to March 2018.

A total of 9 2-bedroom or less attached homes were sold during March 2019 for an average ale price of $214,722, up 17.54% from March 2018.

There was a total of 33 condo’s sold during March 2019 for an average sale price of $247,834, up .85% compared to March 2018. .

During March 2019, homes averaged 40 days on the market, a slight increase from March 2018 average of 35. There were 12 homes in March 2019 that sold immediately, and 159 homes sold in 10 days or less.

Seller’s average sale to list price ration was 98.7%, down slightly from March 2018 average of 99.3%.
