At the end of January 2020, the average sale price for homes in Chesterfield County was $294,750, an increase of 9.12% from $270,125 in January 2019. The average list price for during this period was $296,663, an increase of 8.73% from $272,832 one year ago.

In Chesterfield County, a total of 352 sales were closed during January 2020, slightly more than the 348 the previous January. Detached units made up the majority of sold listings with 305, a total of 47 attached units sold in January 2020.

Good news for buyers as a total of 594 new listings hit the market in January 2020, a year to year increase of 4.6% from 568.ย  New pending sales also increased during this time, 565 in January 2020 compared to 470 one year ago.

Homes stayed on the market for an average of 49 days in January 2020 before being sold, a slight increase in days from 47 one year ago. For sellers, the average sold to list price ratio was 98.0%, up from 97.5% twelve months ago.

๐Ÿ˜ Chesterfield Detached Housing Statistics

Detached home sales made up the majority of activity in the housing market in Chesterfield County during January 2020. There was a total of 305 detached units sold, selling for an average of $297,840, up 6.35% from $280,050 one year ago.

A total of four two-bedroom or less detached homes sold, the average sale price was $204,725. Three of these were sold for a price between $200-299,999 and the other was sold in the $100-149,999 price range.

The three-bedroom or more detached home market had a total of 115 units sold, selling for an average of $224,875, a slight increase in price from $214,210 one year ago. Detached homes priced in the $200-299,999 price range made up the majority of sales with 52, 48 were sold for $199,999 or less, and 15 were sold for $300,000 or higher.

Detached homes of four-bedroom or larger dominated activity in Chesterfield County during January 2020 with 186 units sold. Four-bedroom or more homes sold for an average of $344,955 up 6.93% from $322,605 one year ago. Of the 186 sold, 70 were sold in the price range of $200-299,999, 54 were sold between $300-399,999, 59 were sold for $400,000 and higher, and 13 were sold for $199,999 or less.

Attached home sales in Chesterfield County accounted for a small portion of total sales. There were 47 attached units sold during January 2020, the average sale price was $274,704, a large increase of 32.01% from $208,091 this time last year.

There were only four two-bedroom or less homes sold last month for an average sale price of $179,238. Of those sold two were in the $100-149,900 price range, the other two sold between $150-299,999.

A total of 23 three-bedroom attached homes sold in January 2020, for an average sale price of $268,855. There were 15 homes sold in the $200-299,999 price range, four sold for $199,000 or less, and four sold for $300,000 or more.

In the four-bedroom attached home market, there were three units sold for an average sale price of $271,055, two were sold between $300-399,999, and one was sold for $199,000 or less.

Chesterfield County Condo Stats

Taking a look at condo sales during January 2020 in Chesterfield County, a total of 17 were sold during this time. The average sale price of condos increased 65.48% from $184,751 one year ago to $305,724 in January 2020. A total of 10 condos were sold between the price range of $200-399,999, four were sold for $400,000 or higher, and three were sold for $199,999 or less.

The average sale price for homes in Henrico County during January 2020 was $320,686, up 16.5% from $275,277 one year ago. A total of 276 units were sold last month, up 19.48% from 231 twelve months ago, of those that sold 61 were attached units, and 215 were detached units.

Homes were on the market for an average of 39 days before being sold in January 2020, a slight decrease from 42 the previous January. Sellers were getting 97.2% of list price, only slightly lower than 97.3% from this time last year.

A total of 328 new listings hit the market during January 2020, an increase from December 2019 which had only 232 new listings. There were 276 closed sales in January, a slowdown from the activity in December 2019, which had 414 closed sales. Buyers were busy in January as a total of 407 units went under contract compared to only 203 during December.

Detached home sales in Henrico County increased year over year, up from 179 to 215. The average sale price for detached homes was $332,630, up from $278,547 the previous January.

There were only nine two-bedroom or less detached homes sold during January 2020, selling for an average of $132,479. A total of five were sold in the price range of $150-199,999, and the rest were sold for $149,999 or less.

A total of 107 three-bedroom detached homes sold last month for an average price of $213,743. The price range of $200-299,999 had the highest number of sales with 43, the $150-199,999 market had the next highest total with 37, a total of 11 were sold for $300,000 or more, and 16 were sold for $149,999 or less.

In the four-bedroom or more detached home market, homeโ€™s sold for an average of $479,318, a significant increase from $341,540 one year ago. There were 34 detached homes that sold between the price range of $200-299,999, 29 sold in the $300-399,999 bracket, 29 were sold for $400, 000 or more, and seven were sold for $199,999 or less.

The average sale price for detached homes in Henrico County for the month of January 2020 was $278,589, an increase of 5.52% from $264,022 one year ago. There were 61 attached units sold, an increase from 52 the previous January.

There were 27 three-bedroom detached units sold for an average of $273,472. Average prices for three-bedroom homes increased over the last year, up from $223,812 during January 2019. A total of 12 were sold for a price between $300-399,999, two were sold for $400-499,999, and 13 were sold at a price of $299,999 or less.

A total of five four-bedroom or more attached homes were sold in Henrico County during January 2020, for an average price of $468,000. Two were sold for a price between $600-799,999, and three were sold for $499,999 or less.

Henrico County Condo Stats

The market for condos in Henrico County had an increase in activity compared to last year. A total of 29 condos were sold during January 2020 compared to 19 the previous January. Condos sold for an average price of $250,695, down from $292,922 one year ago.

There were ten condos sold in the price range of $100-199,999, twelve were sold in the price bracket of $150-299,999, and seven were sold for $300,000 or more.
