The average sale price for single-family homes in Chesterfield County ended December 2019 at $310,026. This is up, 9.74% from $282,504 at the end of December 2018. For sellers, the average list price to sale price ratio was 98.3%, down only slightly from 98.7% this time last year.

There were 515 units sold during December, and homes averaged approximately 41 days on the market. In addition to the 515 units sold in Chesterfield County, there were 374 new listings on the market, down 21.8% from 478 in November 2019. A total of 354 units went under contract, also down significantly from the 502 pending contracts the previous month.

There was a year to year increase in the average sales price for detached housing in Chesterfield County. Prices rose from $287,480 in December 2018 to $319,470 in December 2019. This was partially due to the increase in the number of detached homes sold, up from 379 in December 2018 to 449 in December 2019.

The average sale price for two-bedroom or less detached housing ended December 2019 at $199,858, up from $140,000 the previous December. There were only six detached two-bedroom or fewer homes sold in December 2019, the same number as last year.

The average sale price for three-bedroom detached housing was $238,601, a small increase from $231,026 one year ago. The total number of detached three-bedroom homes sold was 153, a year to year increase of three. The $200-299,000 price range is the most in-demand of three-bedroom attached housing in Chesterfield County.

In Chesterfield County, four-bedroom or more homes made up the majority of sales for December 2019, there were 290 sold last month, up from 223 the previous December. Four-bedroom detached homes sold for an average of $364,610, up 10.68% from $329,421 in December 2018.

At the end of December 2019, the average sale price for attached homes was $245,875, down from $248,828 one year ago. There were a total of 66 attached units sold, up from 56 one year ago.

Of the attached homes sold Chesterfield County during December 2019, five were two-bedroom or less. The average sale price for two-bedroom homes was $212,085, up from $192,619 in December 2018.

Three-bedroom are the most popular attached homes sold in Chesterfield County with 35 being sold last month. The average sale price for attached three-bedroom homes during December 2019 was $253,647, an increase from $244,657 when compared to the previous December.

There were only six four-bedroom or more attached homes sold during December 2019 in Chesterfield County. The average sales price was $206,083, a decrease of 22.35% from $265,385 one year ago.

Chesterfield County Condo Stats

There were only 20 condo sales during December 2019, selling for an average of $252,360. Condo sale averages were down 9.9% from $280,077 when compared to last year, the $200-299,000 price range had the majority of sales with 11.

During December 2019, the average sale price for attached homes was $303,225, down 2.55% from $311,162 a year ago. A total of 114 attached units sold, up slightly from 111 in December 2018.

There were 10 attached two-bedroom homes sold in December 2019, down from just 12 in December 2018. The average sale price for two-bedroom attached housing was $203,095; this is down significantly from the average of $396,859 one year ago. The majority of two-bedroom attached homes sold were in the $150-199,000 price range.

During the month of December 2019, there were 52 three-bedroom attached homes sold in Henrico County, selling for an average of $295,679, up from $286,703 one year ago. The $300-399,000 price range had the highest number of sales with 21 being sold in December 2019.

The four-bedroom attached home sale average was $529,964, down slightly from $532,424 one year ago. A total of 13 attached four-bedroom or more homes sold during December 2019, one less than December 2018. The $300-399,000 was also the most popular with buyers, having fiveย of the thirteen selling in that price range.

The average sale price in December 2019 for all detached housing units in Henrico County was $311,480; this number is up from $298,175 when compared to December 2018. A total of 300 detached homes sold, outpacing last Decemberโ€™s number of 271 being sold.

There were 13 two-bedroom or less detached homes sold during this time. Two-bedroom or fewer homes sold for an average price of $177,722, an increase of 22.07% from $145,591 at this time last year. Of the 13 sold, six were in the $200-299,000 price range.

Taking a look at three-bedroom detached housing sales for December 2019, the average sale price was $234,191, up from $218,490 last year. A total of 148 three-bedroom units were sold, an increase from 118 during December 2018. The $200-299,000 price range accounted for 70 of the homes sold.

During December 2019 the average sale price of four-bedroom or more detached homes was $406,282, up from $386,386 the previous December. There was only a slight increase in the number of four-bedroom units sold, 139 in December 2019, compared to 136 in December 2018.

There were 11 units sold in the $100-149,999 price range, and 10 in the $200-299,000 price range.
