The median sale price for homes in Chesterfield County is $261,762; this is up from March 2019 median sale price of $259,000.The median sale price has increased by 4.2% from the April 2018 median sales price of $251,520.

New listings are up compared to March 2019. There were 870 new listings in the Chesterfield County real estate market during April 2019. This is up 1.2% from last month, and up 2.6% compared to April 2018.

There were 748 pending sales in April 2019; this is up 7.0% from March 2019. The number of pending sales is up 4.0% from the April 2018 total of 719 pending sales.

Closed sales have increased month to month, there were 540 closed sales during April 2019, up 2.3% from March 2019, and increased 4.2% compared to the April 2018 number of 540 closed sales.

April 2019 ended with a total of 1,111 active listings, an increase from the March 2019 active listing total of 1,043.

Homes are averaging a total of 30 days on the market in Chesterfield County, and the sold to list price ratio for April 2019 is 99.3%, a slight increase from March 2019 ratio of 99.2%.

The average sold price for attached homes in the Chesterfield County real estate market for April 2019 was $244,986, an increase of 13.14% from the April 2018 average sold price of $216,542.

There were a total of 52 attached units sold during April 2019, down from the April 2108 number of 54. The majority of attached units sold were in the $200-299,000 price range.

The average price for detached homes sold in the Chesterfield County real estate market for April 2019 is $297,258, an increase from the April 2018 average sold price of $282,689.

There was a total of 488 detached units sold during April 2019, an increase from the April 2018 total of 464.

The majority of detached homes sold were in the $200-299,000 price range, with a minimum of three bedrooms. There were only 7 detached homes with 2 bedrooms sold, a total of 176 3-bedroom homes were sold during April 2019, and 281 homes sold having four bedrooms or more.

The average condo sale price in Chesterfield County for April 2019 was $250,127, an increase from April 2018 average of $220,300. A total of 22 condos were sold, down from 25 in April 2018. There were a total of 45 active condo listings available in Chesterfield County during April 2019.

The median sold price for homes in the Henrico County real estate market for April 2019 was $258,500, this is down 1.5% from the March 2019 median of $262,500, and down 1.2% from April 2018 median of $261,675.

There were 589 new listings that came to market during April 2019, down 1.5% from March 2019, and up 3.7% from 568 new listings during April 2018.

There were a total of 559 pending sales in April 2019, down 4.0% from the previous month, and up 0.7% from April 2018.

The total of closed sales doing April 2019 was 419, an increase of 9.1% compared to 384 during March 2019, and down 2.6% from 430 in April 2018.

In the Henrico County real estate market for April 2019 there was a total of 647 active listings, increasing from 593 in March 2019, and up from 597 compared to April 2018.

Homes averaged 33 days on the market, shrinking from 40 days during March 2019.

The sold to list price ratio for April 2019 was 99.2%, this is up from the March 2019 ratio of 98.7%, and down slightly from the April 2018 ratio of 100.0%.

🏘 Henrico County Attached, Detached, Condo Sales

The average sold price for attached homes in Henrico County for April 2019 was $273,190; this is down 8.35% from April 2018.

There were a total of 109 attached units sold, up 2 from 107 in April 2018.

The majority of attached units sold were in the $150-199,000 price range with 19, and the next highest number of attached units sold was in the $200-299,000 price range with 12 units sold.

The average price of 3-bedroom attached units is $247,138, down from $295,277 compared to this time last year.

The average sold price of 2-bedroom units during April 2019 was $236,905; this is up 41.74% from the April 2018 average sale price of $167,146.

Average detached home sale prices for April 2019 was $312,338; this is an increase of 2.95% from the April 2018 average of $303,398.

There were 310 detached units sold during April 2019, a decrease of 3.02% from April 2018 total of 323 detached units sold.

There were 130 3-bedroom detached homes sold during April 2019 for an average sales price of $228,732, an increase of 5.69% from April 2018.

There were 167 4-bedroom detached homes sold during this time for an average sales price of $388,285, increase 2.85% from the April 2018 average of $377,528.

The majority of detached 3-bedroom homes sold were in the $200-299,000 price range, and the majority of 4-bedroom homes sold were also in the $200-299,000 price range.

Condo sales for April 2019 averaged a sales price of $296,162, up 15.99% from the April 2018 average of $255,339.

There was a total of 30 condo’s sold during this time, and the majority sold were in the $100-149,900 price range. The next highest was 10 in the $300-399,900 price range.
